Renowned hospitality group, Arcade Agency, is set to open a signature new dining venue at Cbus Property’s mixed-use precinct, 140 William Street, in Perth’s CBD next month, with the introduction of its popular modern Asian diner, Light Years.
Expanding its east coast footprint, Light Years Perth will bring the signature experience of the highly sought-after Light Years brand, already a favourite in Byron Bay, Noosa, Burleigh Heads and Newcastle, to the west coast.
Marking Arcade Agency’s Western Australian debut, Light Years is poised to shake up Perth’s burgeoning foodie scene and make the city a culinary destination, bringing its own coastal flair with a vibrant, high-energy venue, fun playlist and adventurous yet accessible menu.
Cbus Property’s Chief Executive Officer, Adrian Pozzo, said the national award-winning integrated property investor and developer was “thrilled to welcome Arcade Agency and the Light Years brand to 140 William Street”, which will open in the precinct’s historic Gordon Stephenson House on 11 April 2025.
“It is terrific to be working with Arcade Agency and we look forward to facilitating the team’s aspirations for Perth’s up-and-coming dining scene with its highly acclaimed east coast favourite, Light Years,” he said.
Cbus Property’s Head of Retail Investments, Rob Johnston, echoed this sentiment, saying that partnering with Light Years to bring a flagship CBD restaurant to the historical landmark of Gordon Stephenson House was “a natural fit” for Cbus Property.
“The Arcade Agency team has an outstanding track record of delivering high-energy restaurant concepts across Queensland and New South Wales so we are excited to co-create this space and watch it thrive in Western Australia,” Mr Johnston said.
Arcade Agency’s managing director, James Sutherland, said his team was looking forward to entering the already lively tapestry of Perth’s dining scene by introducing Light Years’ signature coastal flair, atmosphere and experience.
“We recognised a significant opportunity to contribute to an already vibrant hospitality industry in Perth,” he said.
“140 William Street and the future plans of council and government for the CBD are compelling and we really wanted Light Years to be a part of this.
“At Light Years, we’re all about bold flavours, playful presentation and an energetic dining experience. Our menu is inspired by modern Asian cuisine, blending vibrant, punchy flavours with a contemporary twist. We want every dish to be an exciting, shareable experience that brings people together over great food and good times.”
Cbus Property and Arcade Agency have worked collaboratively with Sarah Ellison and Will Rathgeber of Studio Plenty to design the restaurant fitout.
“As both of our first forays into WA, we wanted to be respectful of the location and the heritage building Light Years is located in,” Ms Ellison said.
“Everything has been custom designed – from the furniture to the feature lighting – to produce an elevated yet sexy venue.”
“We are thrilled to be able to add to our work at Light Years Byron Bay, expanding the family by creating the perfect inner-city sibling at Light Years Perth,” Mr Rathgeber said.
Mr Pozzo anticipated that Light Years’ addition to 140 William Street would not only enhance the precinct but also provide an exceptional amenity for its office tenants and the wider Perth community.

Light Years Perth joins other coveted dining experiences at Cbus Property investments across Australia, including Supernormal Brisbane at 443 Queen St and Supernormal at 171 Collins Street, Melbourne, as well as two signature Chris Lucas venues under construction at 435 Bourke Street, Melbourne, slated to open in late 2026.
