Cbus Property’s Chief Executive Officer, Chris Kakoufas, said he was pleased to welcome KordaMentha to 435 Bourke Street, saying it was “another endorsement of the project’s vision”.
“KordaMentha’s decision to join 435 Bourke Street demonstrates the elevated appeal of next-generation workplaces that combine exceptional amenity, sustainability leadership and user experience,” Mr Kakoufas said.
“Businesses are increasingly seeking workplaces that help attract and retain talent, strengthen culture and support more connected ways of working and we are continuing to see our tenant partners recognise the role high-quality workplace environments play in achieving those outcomes.
“For one of Australia’s most ambitious new commercial developments, KordaMentha’s commitment to 435 Bourke Street reflects continued confidence from leading businesses in workplaces that prioritise wellbeing, environmental performance and premium quality for long-term value.”
Mark Korda, Chief Executive Officer and co-founder of KordaMentha, said 435 Bourke Street met the firm’s need for a workplace that supports future growth.
“As we continue to grow, we have been exploring how our workspace can best support the evolving needs of our people and the way we operate,” he said.
“Our new Melbourne office will bring the team together in an environment designed to encourage collaboration and strengthen connections across the business and with our clients.”
KordaMentha will join the Commonwealth Bank of Australia, global law firm, Baker McKenzie, and industry super funds UniSuper and Hostplus, among other commercial tenants committed to 435 Bourke Street; while Lucas Collective and Rosso Group will occupy the retail tenancies.
The leasing momentum at 435 Bourke Street reflects growing demand from organisations seeking workplaces that support employee attraction and retention, operational efficiency and ambitious sustainability objectives. Designed around health, wellbeing and flexibility, the development offers a diverse range of work settings, integrated hospitality and retail experiences, extensive outdoor and mixed-mode spaces and industry-leading environmental performance.

Architecturally designed by Bates Smart and under construction by Multiplex, 435 Bourke Street is set to redefine premium office development through world-leading environmental performance, health and wellbeing outcomes and future-focused workplace design.
At the heart of the project is one of the world’s first solar skin facades, comprising more than 1,300 integrated solar panels across the tower’s façade, crown and rooftop. The innovative system will generate up to 20 per cent of the all-electric tower’s base building energy on site, reducing reliance on the grid and supporting lower operational emissions.
In line with Cbus Property’s commitment to net zero carbon (in operation), the development is on track to achieve some of the industry’s highest sustainability credentials, including:

Construction is progressing toward practical completion in late 2026. Upon completion, approximately 3,500 jobs are expected to have been created on site, with an average of 300 workers on site each day and up to 490 workers on site during peak construction periods, supporting economic activity while delivering long-term value for CBUS Super members.
