Last call for race to Randwick’s iconic Newmarket

It’s been a decade since Randwick farewelled the century-old Inglis Stables to make way for Newmarket, a $1bn residential project by developer Cbus Property.

The site is now on track to become a dynamic collection of private residences with a vibrant retail and dining precinct.

Back in 1917, the Inglis family transformed a 5ha block in the heart of Randwick into a thoroughbred auction site that became the stomping ground for some of Australia’s mightiest racehorses, including Black Caviar and Might and Power.

Those winning steeds were paraded in the sales yard under the huge Moreton Bay fig tree, which still stands today and now forms the centrepiece for Inglis Park.

Now that landmark piece of Sydney history has slowly been transformed into one of the largest masterplanned communities in the Eastern Suburbs.

Chris Kakoufas, chief executive of Cbus Property, says the final stage at Newmarket brings years of careful planning to fruition.

“As the closing chapter of the Newmarket Randwick story, we have intentionally revisited the site’s famous horseracing history, again paying homage to the Inglis family and business, who were custodians of the site for more than 100 years,” he says.

“Now, almost a decade on from breaking ground, we are seeing that vision come to fruition as a place that brings homes, green space and lifestyle-led amenity together, where people can live, connect and enjoy the convenience of a vibrant neighbourhood.”

The finishing line is in sight for Newmarket Randwick as Stage 3 marks the home stretch for the development housing more than 600 private homes.

Late last year the first step of the final stage was launched with Norfolk Residences, a boutique collection of 40 homes, including 15 two- and three-bedroom terrace houses, crafted by architects Bates Smart.

As well as appealing to owner occupiers, they’re attractive to investors, too, with terraces likely to rent for as much as $2,800 a week.

Now that 50 per cent of Norfolk Residences has already been sold, Cbus has just released its last collection. Inglis Residences will feature 100 two-, three- and four-bedroom apartments across three buildings designed by architects SJB.

Currently under construction, the final releases at Newmarket coincide with the launch of a new village-inspired retail precinct known as Inglis Lane.

The 2200sq m retail and hospitality hub will house a curated mix of food and boutique businesses, including Fruitologist.

This last lap for Newmarket will include a grand landscaped podium to connect the three Inglis blocks.

“This final piece will complete the Newmarket Randwick vision, enhancing the everyday convenience and amenity that residents value, while reinforcing the strong community spirit that has developed since construction first commenced in 2017,” Kakoufas adds. It’s expected to be complete by the third quarter of 2027.
