Cbus Property’s $265 million next-generation office tower, 83 Pirie Street, reaches practical completion in Adelaide’s CBD

Leading Australian integrated property investor and developer, Cbus Property, has reached practical completion of Adelaide’s most sustainable office tower, 83 Pirie Street, marking a new era for commercial office accommodation in South Australia.

The $265 million A-grade commercial building spans 30,000 square metres across 22 levels and is one of the largest commercial office developments in the state. The Government of South Australia’s Department for Infrastructure and Transport (DIT) will be the anchor tenant, consolidating its several city locations into one.

Cbus Property’s Chief Executive Officer, Adrian Pozzo, said 83 Pirie represented “the next generation of office design” and highlighted the company’s commitment to Adelaide’s community and infrastructure.

“Combining market-leading sustainability, wellness and technology initiatives, 83 Pirie will provide truly best-in-class amenity, not to mention the positive outcomes for the community and the environment,” he said.

“This office tower is destined to capture a lot of firsts for Adelaide – the first all-electric, carbon neutral- ready building; the first Platinum WELL v2 pilot pre-certified building; and the first commercial and retail mixed-use building that will not use natural gas.”

Designed by South Australia-founded, leading global architecture and design studio, Woods Bagot, 83 Pirie offers large, flexible floorplates, premium end-of-trip facilities and a multipurpose wellness and conference centre for on-site activities and events. Another signature design element is the landscaped rooftop terrace, which captures views of the Adelaide Hills to the east and includes a barbeque and outdoor seating for collaboration and team building opportunities.

Woods Bagot Director, Thomas Masullo, said that Pirie Street’s history as a residential street comprising businesses with attached homes informed the tower’s bridging of work style and lifestyle.

“The transparent lobby and end-of-trip facilities and retail spaces work to activate Pirie Street and create a transition from the outside world to the workplace. Pedestrian movement and outdoor dining also contribute to a laneway culture within Freemasons Lane,” Mr Masullo said.

He went on to describe the signature rooftop terrace as a breathable, sanctuary space accessible by tenants, which aims to connect people with the environment and can be used to meet, contemplate and celebrate.

“It’s a unique point of difference from other CBD office towers, enhancing the fresh air and collaborative spaces available to tenants,” Mr Masullo said.

The carbon-neutral-ready building will align with Cbus Property’s recently achieved goal of reaching net zero carbon (in operation) across its office portfolio. The building has also been awarded a 6 Star Green Star Design Review certified rating by the Green Building Council of Australia (GBCA).

“Designed to meet net zero carbon in operation, 83 Pirie is targeting a 5.5 star NABERS Energy rating, including a 100-kilowatt onsite solar system and has established a renewable electricity purchasing arrangement to make the all-electric base-building powered entirely by renewable energy from day one,” Mr Pozzo said.

“The building design also focused on reducing embodied carbon from the construction process and through low carbon building materials and low climate-impact refrigerants.”

“83 Pirie has achieved Platinum WELL pre-certification, from the International WELL Building Institute, due to the design focus on health and wellbeing, including the impressive rooftop amenity with views of the Adelaide Hills, its multi-purpose wellness centre and provision of superior indoor air quality.”

Cbus Property’s commitment to world leadership in sustainable operations will also see it target ongoing 6 star NABERS Indoor Environment and Waste ratings, as well as deliver a 3 Star Cleaning Accountability Framework certification for 83 Pirie.

83 Pirie St will additionally be the first building delivered in Adelaide to be registered for both WiredScore and SmartScore certifications, with a key focus on providing world-class technology infrastructure, connectivity and cyber security. The building is targeting Platinum certifications for both WiredScore and SmartScore.

More than 2,000 workers have been engaged on site since the project commenced construction under Multiplex in November 2020.
