Norfolk and Inglis Residences represent last opportunity to join Cbus Property’s landmark masterplanned community in Sydney’s Eastern Suburbs
National award-winning integrated property investor and developer, Cbus Property, has unveiled the highly anticipated final stage of its landmark Newmarket Randwick precinct, marking the last opportunity to secure a home within one of the most established masterplanned communities in Sydney’s Eastern Suburbs.
The two-phase launch follows the recent successful settlement of Stage 2 residences in late 2025, underscoring the enduring appeal of the Newmarket community.
Under construction at Randwick, the final stage will be delivered across two complementary residential releases — Norfolk Residences and Inglis Residences — alongside a new village-style retail precinct, Inglis Lane, designed to further enhance the lifestyle and convenience that has come to define Newmarket.
Now nearing completion after almost a decade in the making, Newmarket Randwick has evolved into a vibrant, connected neighbourhood, bringing together homes, green space and everyday amenity. The introduction of Inglis Lane will build on this foundation, enhancing the local retail and hospitality offering for residents and the wider community.
Cbus Property’s Chief Executive Officer, Chris Kakoufas, said the final stage represented both the culmination of the Newmarket vision and the next phase in its evolution.
“As the closing chapter of the Newmarket Randwick story, we have intentionally revisited the site’s famous horse-racing history, again paying homage to the Inglis family and business, who were custodians of the site for more than 100 years,” he said.
“Newmarket has always been envisioned as more than a residential address. The strong response to our earlier stages and the recent successful settlement of residences in Young & Fennelly, Jane St. Terraces and The Chiltern Collection demonstrate the enduring appeal of the community.
“Now, almost a decade on from breaking ground, we are seeing that vision come to fruition as a place that brings homes, green space and lifestyle-led amenity together, where people can live, connect and enjoy the convenience of a vibrant neighbourhood.” The first release, Norfolk Residences, launched in late 2025 and is already 50 per cent sold.
Designed by leading architecture practice, Bates Smart, which also designed Stage 1’s Newmarket Residences and Figtree Pocket, and Stage 2’s Young & Fennelly, the boutique collection comprises 40 residences, including 15 two- and three-bedroom terrace homes.
The second and final release, Inglis Residences, is set to launch next month and will introduce a further 100 two-, three- and four-bedroom residential apartments across three boutique buildings designed by acclaimed architecture studio SJB, which also designed Stage 2’s Jane St. Terraces.
Architecturally, Newmarket Randwick’s final stage introduces a distinct character that complements the broader masterplan while completing the precinct vision. A generous landscaped podium will connect Inglis’ three residential buildings, extending the precinct’s green spaces and providing residents with a tranquil outlook and shared garden environment above the retail village below.
At street level, the new 2,200-square-metre retail and hospitality precinct known as Inglis Lane will further expand the lifestyle offering already enjoyed by residents and visitors to Newmarket. The curated village-style mix of retailers is expected to include a number of well-known local brands, including popular local fresh produce retailer, Fruitologist, with discussions underway with several other Sydney-based retailers.
Mr Kakoufas said the final stage would further strengthen the sense of place and community that has emerged at Newmarket Randwick since the completion of the first stage in 2020.
“This final piece will complete the Newmarket Randwick vision, enhancing the everyday convenience and amenity residents value, while reinforcing the strong community spirit that has developed since construction first commenced in 2017,” he said.
