An application for a multi-building, mixed-use development at 12-22 Langston Place, Epping has been submitted to the City of Parramatta to play a major role in activating the local area and boosting economic growth.
Brought together by a design and development team including Architectus, Arcadia Landscape Architecture, GM Urban Design & Architecture (GMU), Cbus Property Pty Ltd, Linker Surveying and Urbis. The Langston Place application proposed the construction of a mixed-use development comprising of three residential towers distributed across the site above a commercial ground floor.
The proposal also includes several basement levels, totalling the proposed ground floor area at 41,394 square metres.
“We imagine the site expanding with strong inter-suburban and city connections, offering substantial amenity to the wider community,” the proposal said.
According to the proposal, the site is surrounded by fragmented ownerships and under-developed sites, which has prevented Epping from becoming a true town centre.
The development could become catalyst for the type of development envisioned by the State Government and Council’s strategic master plans for the precinct.

The Langston Place development is 200 metres from Epping Railway Station, with access to the main northern line which connects with services to the Sydney CBD, Central Coast and Newcastle.
“This development will further create a presence in Epping acting as a key node to support high density growth in a well serviced area,” the proposal said.
“The scheme seeks to activate the local area encouraging economic growth and supporting Epping as a designated ‘Town Centre’.”
Tower one will be located at the corner of Pembroke Street and Chambers Court. Tower two will be located to the south-west of Tower one and Tower three will be located on the corner of Langston Place and Epping Road. The three towers are linked by publicly accessible spaces that connect Langston Place with Chambers Court and Pembroke Street Park.
The towers are arranged providing public open spaces at the ground plane and private open spaces above.
“The podium has been designed to maximise retail frontages to the roadside and hold the corner of the site whilst the soft internal sides have been activated with cafes retail tenancies,” Architectus said.
“The proposal seeks to expand the public realm and through-site linkages by providing a pedestrianised plaza connecting Langston Place with the Library and Park. This new plaza provides an important extension to the retail offer whilst providing heart to the scheme with high quality public domain for the residents and wider community.
“It will provide an important still space and address for the residential towers. It will also embrace the existing Library and activate the Park.
The development’s apartment mix was designed to support a range of lifestyles and provides choice in living arrangements.
“There is a balanced provision of unit sizes, which is a reflection of the site’s appeal to young professionals, couples, families as well as retirees,” the proposal said.
The development team will look to demolish the existing commercial facility and associated parking structure before commencing construction, once final approval is granted. The application is to be determined by the Sydney West Joint Regional Planning Panel.
