205 North Quay

205 North Quay is a $600 million landmark development that has redefined workplace design in Australia as one of the first commercial buildings to offer tenants a truly holistic approach to work and wellbeing.

Delivered by Hutchinson Builders and designed by Brisbane-based architecture firms Richards & Spence and Hassell, along with New York-based REX, this 30-level, 43,700-square-metre premium-grade office tower opened in December 2024 and is now fully tenanted.

The building features world-class amenities including Brisbane’s first whole-floor wellness facility with a 25-metre lap pool, an 18-metre open-air public plaza with a 210-seat auditorium, outdoor terraces on every level, and rooftop collaboration spaces. These elements combine to create an incredibly unique and healthy workplace that actively enhances employee wellbeing while setting a new national benchmark for wellness-led design.

205 North Quay exemplifies Brisbane City Council’s ‘Buildings That Breathe’ initiative through its subtropical architecture. A strategically positioned core and finely articulated façade with copper-coloured ellipses provide essential shading while maximising natural light and river views. Biophilic design, abundant natural light, and fresh air throughout support a dynamic workplace experience that encourages both focus and connection.

Now a defining feature of Brisbane’s riverfront skyline, 205 North Quay is catalysing the transformation of the city’s North Quarter as a true destination for business and the wider community.

The building has achieved a 6 Green Star Design & As Built rating and is targeting a 5.5 star NABERS Energy rating.

The development was completed in December 2024.
