Cbus Property champions data-driven optimisation at 1 William Street, Brisbane

A smart building optimisation program has helped Brisbane’s largest office tower – Cbus Property’s 40-storey, 75,000-square-metre 1 William Street – outperform its original design.

Delivered in 2016 and home to the Queensland State Government, 1 William Street was designed for a 5 star NABERS Energy rating. However, close collaboration, an innovative mindset and smart building technology helped Cbus Property and co-owner ISPT push the building beyond expectations, achieving a 6 star NABERS Energy rating in 2024.

Working with A.G. Coombs Advisory, A.E. Smith and JLL, Cbus Property and ISPT developed a decarbonisation roadmap with building system tuning and a robust analytics and visualisation platform to capture and analyse data, while extracting actionable insights to improve energy performance.

Strategies were also developed to address challenges, including recording Brisbane’s humidity and increased after-hours demand during the 2023 Queensland election year.

In the space of 12 months, 646,035 kilowatt-hours (kWh) of energy have been saved, equating to a 14.75 per cent reduction in annual energy use. 1 William Street is now a flagship example of how data-driven optimisation can elevate workplaces to the highest standards of sustainability.
