The asset at 140 William Street, Perth provides a benchmark for both economically and environmentally sustainable development in Western Australia.

Anchored by the WA State Government the investment of 41,000sqm is designed to be sensitive and responsive to its heritage surrounds with the refurbishment of the Wellington Street buildings along with the restoration of the Mitchell façade on William Street.

Using the heritage buildings to establish a strong streetscape and ground plane along with a permeable design approach, the retail component of the investment capitalises on the significant pedestrian flows that emanate from the underground station and passing pedestrian traffic from Forrest Place and Murray Street Mall.

The 5.5 Star NABERS Energy rated office tower has been carefully orientated and massed so that it is self shading and able to ‘breathe’. Using the self shading techniques and a single glazed façade, the energy performance of 140 William Street has exceeded the 4.5 Star NABERS design rating. The building was completed in 2010.
